In this article you will find the complete breakdown of our calculations behind our pricing page. Below is a list of calculations we will cover:

  • Average

  • High

  • Low

  • Last

  • Average Monthly Rent 

  • Monthly breakdown Average Rent

Notes: Pricing is broken down into two views; last month and trailing 12 months. The data you are looking at is always the month prior to the current month. 

For example if today is December 25th, 2019:

  • Last Month - November 2019

  • Trailing 12 Months - December 2018 - November 2019

Average 

Trailing 12 Months - We calculate the average price for each of the 12 months and then take a simple average of those 12 numbers to get the given facilities unit price.

Last Month Average - We take the simple average of daily pricing for all unit prices in the feature group for the given facility.

High

Trailing 12 Months - We take the highest monthly average price out of the last 12 months for the selected unit sizes in the feature group. 

Last Month Average - We take the highest daily pricing within the last month for the selected unit sizes in the feature group.

Low

Trailing 12 Months - We take the lowest monthly average price out of the last 12 months for the selected unit sizes in the feature group. 

Last Month Average - We take the lowest daily pricing within the last month for the selected unit sizes in the feature group.

Last Price

It is the last price made available for the selected unit sizes in the feature group within the last 7 days.

When this field is blank, it just means there has not been a reported price within the last 7 days. 

Average Monthly Rent 

It is the average of each facility's monthly average prices for the selected unit size and feature group. 

Average Rent Per Sq. Ft - The Average Monthly Rent divided by the total square ft of the selected unit size.

Annual Average Rent Per Sq. Ft - Average Rent Per Sq. Ft multiply by 12.

Monthly Breakdown Average Rent

For this table, each month is calculated by taking the average of each facility's average prices for the selected unit size and feature group.

We average each month in the table up to 25 months to get Average Monthly Rent. 

Notes: When fields are blank, it means there is no data for your selected unit size and feature group.
